1. Consider break clauses in your lease; which can give you an early exit from your lease. However, failure to comply with pre-conditions can invalidate a break clause. Plenty of time must be given to prepare a break notice prior to the break date. It may be wise to consult your legal adviser to assist in this regard.

2. Consider any bargaining tools you may have. If you have the right to exercise a break clause but don’t wish to exercise an early exit from the lease, it may be possible to negotiate with your landlord the removal of the break clause in return for rent free period or a period of reduced rent. We are experienced negotiators and can undertake savvy negotiations on your behalf.

3. If you don’t ask you don’t get! Faced with the prospect of an empty property, if it’s tenant cannot weather an economic storm and possibly having to meet the liability of business rates, a landlord may be willing to consider a request for concessions from its tenant. We are well placed to advise on approaching landlords due to our long history of dealing with matters of this nature.
